Roof retrofit in Fair Oaks.

The roof on this Fair Oaks ranch had reached the end of its service life. Granules were washing into the gutters, a few courses had started to curl, and the owners were patching the same leaks every winter. A patch job would have bought a season, maybe two. We recommended a full tear-off instead, and explained why before we quoted it.

We stripped the old asphalt down to the deck so we could see what we were working with. That step matters. You don’t know the condition of the sheathing or the flashing until the old roof is off, and budgeting for a re-roof without looking is how change orders happen mid-project. The deck was sound. We replaced the underlayment, reworked the flashing at the valleys and penetrations where the old leaks started, and added intake and ridge ventilation so the attic could breathe through a Sacramento-valley summer.

New architectural asphalt shingles went on in a tone that reads cleaner against the existing trim without fighting the rest of the street. Four weeks from tear-off to final inspection, permit included.

We pulled the county permit and managed the final sign-off. The owners stayed in the house the whole time.
