We're based in Gold River and work across the Sacramento metro. Which building department handles your project depends on your address, not your ZIP code. That single fact changes your permit timeline more than anything else.
Who issues your permit.
Neighbouring houses can fall under different departments, and a Carmichael ZIP doesn't mean the County automatically handles your permit. Each department has its own queue, process and fee schedule. That's why "how long do permits take in Sacramento" has no single answer.

East Sacramento
Pre-war homes on the grid between Alhambra and Watt, including the Fabulous Forties. Some of Sacramento's best housing stock, and some of its most particular permitting.
Carmichael
A post-war suburb of 1950s–70s ranches under mature valley oaks, in unincorporated Sacramento County. The County, not the City, reviews your plans.
Fair Oaks
1970s ranches and a pre-war Village core under heavy oak canopy, in unincorporated Sacramento County. The oaks are the reason most projects here need more planning than the drawings suggest.
Land Park
Pre-war homes around William Land Park, median build year 1942. One of the oldest intact single-family neighborhoods in the city, with a few Sacramento-specific code amendments that catch outside contractors.
Curtis Park
One of Sacramento's original streetcar suburbs, median build year 1938, under a defining oak canopy. Genuinely old housing, which makes it the opposite of a Carmichael or Granite Bay project.
Granite Bay
Large-lot executive homes built mostly between 1970 and 2000, in unincorporated Placer County. Different county, different building department, different tree ordinance from anywhere else we work.
El Dorado Hills
Master-planned foothill villages built mostly after 1990, in unincorporated El Dorado County. The newest housing stock we work in, which changes what actually needs fixing.
Folsom
A late-20th-century city with a small pre-war historic core. The median build year is 1996. Folsom runs its own building department and amends the state code in ways that change budgets.
